How to lower the price

Tipping is charged by weight, and general rubbish costs the most per tonne. Rubble is heavy — mixed into the general pile, we pay that top rate on all of it. Kept separate, it tips as inert waste for a fraction of the cost.

The three things families actually worry about

Nobody rings a clearance company because they are excited about it. These are the questions we get asked first, so here are the answers before you have to ask.

Nothing of value or meaning goes in the van

Photographs, letters, documents, medals, jewellery, cash, deeds — anything that looks like it matters is put to one side and handed back to you. If we are unsure, we ask. We would rather stop and check than guess.

We will not damage the property

Doorframes, stair carpets, paintwork and floors are what get wrecked when a clearance is rushed. We protect what is staying, carry things out properly rather than dragging them, and leave the place swept.

We are not on the clock and nothing is charged by the hour, so there is no reason for us to hurry.

You do not have to be there

Many people cannot face walking round the house again, and that is completely normal. We can collect the keys, work through it ourselves, and photograph anything we set aside so you can look through it from home.

Where it all ends up

A house is not rubbish. Most of what comes out of one can be used again, and we would rather it was.

  • Furniture in good order is donated — to local charities and reuse schemes wherever they will take it.
  • Anything with resale value is offered back to you first — we will tell you if we think something is worth more than you expect.
  • Electricals go for WEEE recycling — fridges, washers and IT handled under the correct stream.
  • The rest is sorted by hand at our yard — wood chipped, metal weighed in, very little reaching landfill.

Dumped on private land? The council will not move it.

Fly-tipping on a public road is the council's problem. The moment it lands on your car park, your bin store, your forecourt or your grounds, it becomes the landowner's problem — and the responsibility to remove it lawfully sits with you.

And it does not stay one mattress for long

Dumped waste attracts more dumping. One mattress against the bin store becomes four, then a sofa, then somebody's builders' bags. Every week it sits there it invites the next person to add to it.

In a communal area it is worse than untidy: it obstructs bin stores and escape routes, it is the sort of thing flagged in a fire risk assessment as an action for the managing agent, and it generates a complaint from every resident who walks past it. Clearing it quickly is far cheaper than any of that.

Bin stores are the usual culprit, but waste gets left anywhere a van can reach and nobody is watching.
